                 COMPANY'S NOMINATED ADVISER EXERCISES OPTIONS



The Directors of Bulgarian Property Developments Plc ("the Company") are pleased
to announce that the Company's Nominated Adviser, Matrix Corporate Capital LLP
(Matrix) has exercised options over 175,530 Ordinary Shares in the Company at
the exercise price of 50 pence per Share..


These options were granted to Matrix in connection with the fund raising and
Admission of the Company to AIM in January 2005.
