   Additional Listing, Director Shareholding and Change of Registered Office

Scarborough Property Investment Company Ltd ("SPIC"), of which Cesidio Di
Ciacca, London Asia non-executive director, is also a director, has exercised
50,000 warrants attached to Convertible Loan Notes issued in May 2003, which
convert into 1,000,000 ordinary shares in the Company at an exercise price of 5p
per share.

Following the exercise of the warrants, SPIC no longer has a holding of warrants
in the Company, but holds together with associated companies 2,845,000 ordinary
shares, equal to 1.3% of the ordinary share capital of the Company.

Following the exercise noted above, there remain 245,583 warrants outstanding
related to the convertible loan note financing undertaken in 2003, convertible
into 4,911,660 ordinary shares at an exercise price of 5p per share. The
warrants expire on 15 March 2008.

Application will be made to admit the 1,000,000 new ordinary shares to trading
on AIM and admission is expected on 7 July 2006. The total number of issued
ordinary shares in the Company following the issue will be 225,595,262.

In addition, the Company was notified on 30th June that non-executive director
Cesidio Di Ciacca sold 10,500 ordinary shares in the Company on 29th June. Mr Di
Ciacca now holds 94,000 ordinary shares, representing 0.04% of the ordinary
share capital of the Company.

The Company also notifies that it has changed its registered office to 140B High
Street, Ongar, Essex, CM5 9JH.
