                          ("Griffin" or the "Company")

        Early Redemption of 7.2% Convertible Loan Notes due September 2007 
                                 ("Loan Notes")


The Board of Griffin is pleased to announce that on 2nd October, the Company
redeemed for cash the entire outstanding balance of Loan Notes being #500,000
originally issued on 28th September 2005.

The Loan Notes, which were due for redemption in September 2007, were redeemed
at #90%, a 10% discount being received by Griffin for early redemption.
