upon the completion of the tenant improvements by the landlord. The
store is located within one half mile of the San Ysidro USA-Mexico
border crossing on the 805 highways and approximately 1/4 mile from
the newly begun expansion to that port. The port expansion project
will result in over 30 plus traffic lanes with an anticipated
